  • Where are you located?

    We are located on the west side of town, west of Veterans Parkway, off of Koke Mill Road. Please visit our Contact Us page to view our office and apartment locations.

  • What is the lease policy?

    We have a one year lease. Shortened lease terms are sometimes available depending on the market.

  • What is your policy for breaking a lease?

    In the event that a tenant would like to cancel his or her lease before the end of the term, they will be responsible for the current month's rent, as well as the following two (2) month's rent. The tenant(s) will be required to vacate the apartment by the end of the current month and will forfeit half of their security deposit as a penalty.

  • How much is monthly rent?

    The monthly rent ranges significantly based on apartment updates, such as new carpet, and square-footage, between luxury units and standard units. Please call for accurate price verification: (217) 698-7200

  • How much is the security deposit? Is it refundable?

    The security deposit for any apartment is equivalent to one month's rent. Security deposits are refunded at lease termination if there are no damages. Please note that we will not refund a security deposit once we have held an apartment off the market and a potential tenant backs out.

  • Is there an application fee?

    No, we do not charge a fee for filling out the application. It is a free process. We do require it to be in PDF format if you send it by email or fax.  (Side note: The security deposit is due when you submit your application once you have seen our complexes. Please be mindful that we do not refund the security deposit once your application has been submitted and approved for an apartment that we are holding off the market.

  • What forms of payment are accepted?

    Personal check, company check, traveler's check, money order, cash -- all of which may be left in our office dropbox, in addition to being mailed. No debit or credit cards accepted.

  • Are the apartments furnished?

    No, our apartments are not furnished. Included in the apartments are a refrigerator, stove and dishwasher, as well as a washing machine and dryer.

  • Are pets allowed?

    We allow dogs only. Dog deposits are $300.00 (if 2 or more dogs, $400.00) and are refunded at move out if there are no damages. No animals of any kind are permitted without permission from management.

  • How do I set up an appointment to view an apartment?

    Simply call the office to schedule an appointment! We'll take your name and contact information, and schedule a mutually-convenient time to pair you with one of our apartment managers. Please note that we will not hold an apartment for any individual until he or she has first seen the complexes.

  • Do you accept Section 8?

    No, we do not accept Section 8.

  • Does someone plow the snow during the winter season?

    Yes, either the city or our employees will plow snow from the parking lots during the winter.

  • In what School district are the apartments located?

    Springfield School District 186. The schools within that district are Grant Middle school,
    Vachel Lindsay elementary, and Springfield High.

  • Is the neighborhood safe?

    Yes, our neighborhood is safe and is a family-friendly environment! We recommend calling the Springfield Police Department to get verification.

  • Is there parking?

    Yes, we have parking available on-site.

  • Are tenants allowed to paint the apartments?

    No, tenants are not allowed to paint the apartments. Our staff cleans and paints all apartments before a tenant moves in. However, if you sign a short-term lease we do not paint the apartment, we only clean them.

  • How old are the apartments?

    Our apartments are between 20 to 32 years old. All are well-kept and in excellent condition.

  • Are tenants allowed to have alarm systems installed in their apartments?

    Yes, tenants are allowed to have alarm systems installed in their apartments. However, the tenant must notify management of the alarm installation when placing a work order request. This way, maintenance will not trigger your alarm when entering, and will not disrupt any neighbors.

  • Is Direct TV allowed?

    Yes, we allow tenants to have DirectTV. However, the dish cannot be attached to the roof or siding of the building, but can be on a pole or attached to the deck.

  • Do the apartments have WiFi?

    No, our apartments do not come with WiFi. However, tenants are allowed to get WiFi through their cable company.

  • What amenities does Denmar Builders offer?

    We pay for our tenant's water, sewer and trash. The tenants pay the electric bill. We also provide recycling services to our tenants free of charge.

  • Do the apartments run on gas or electric?

    Our apartments run on electric only.

  • Do the apartments have fireplaces?

    No, none of our apartments have fireplaces in them, nor do they have chimneys.

  • Are the apartments in a gated community?

    No, our apartments are not in a gated community.

  • What are your hours of business?

    Our office is open Monday through Friday from 8:00am to 4:30pm. We are closed for all major holidays.

  • What if I need to contact someone outside of your business hours?

    We have a 24-hour answering service that is reachable after hours on weekdays and all day on weekends.

  • What if I have a maintenance problem?

    Our maintenance employees take care of your needs - you do not have to hire outside help! However, tenants are responsible for the routine upkeep of the apartment.

  • Are tenants allowed to have grills?

    Tenants on the first floor are allowed to have grills, as long as they move them away from the premises while in use. Tenants on the second floor may not have grills on the premises per the insurance company policy.

  • Will the city collect recycled items from tenants?

    Denmar Builders now recycles at the office location. The service is available free of charge to tenants only. To request details and access to our recycling service, please give us a call or stop by the office for information.

  • Are tenants allowed to make copies of their door key?

    Yes, we allow our tenants to make copies of their door keys as long as they turn them in at move out.

  • Would you change the locks before a tenant moves into a unit?

    Yes, we always change the locks and keys to each vacant unit before a new tenant moves in.

  • Where do mail carriers deliver large packages?

    There are larger mail boxes juxtaposed to the tenant mailboxes. If you order a package that is too large to fit into your mailbox, a mail carrier will leave a key in your mailbox to open the larger one. You will need to leave this key in your mailbox once you receive your package.  

  • Is the swimming pool private/heated? Do you have a lifeguard for the pool?

    Yes, the swimming pool is private and it is heated. We do not have a lifeguard.

  • What hours is the swimming pool open?

    The swimming pool is open during the summer from 9:00am to 9:00pm.

Transfer clause available to purchase as an addition on your lease.
